Yulchon advised Gravity Asset Management, acting as manager of the purchasing fund, on the acquisition of private housing assets located in Geumcheon-gu, Seongbuk-gu and Gwangjin-gu, Seoul, Korea.
These sequential acquisitions implement the Morgan Stanley (“MS”)–Gravity investment framework and signal MS’s full-scale entry into Korea’s rental-housing market.
Yulchon delivered comprehensive support: negotiating and tailoring housing-management administration agreements and lease agreements with different operators selected for each asset; analyzing all rental-housing regulations; conducting legal due diligence on each property; drafting and revising transaction documents; and establishing the asset-holding fund structures—thereby enabling efficient roll-up of the assets under a unified governance and compliance scheme.
